Many landlords are surprised when the council helps a tenant bring a Rent Repayment Order claim.

In reality, that assistance is often a legal requirement.

The council’s role is usually limited to confirming factual matters, such as whether a licence was required or whether the tenant occupied the property during the relevant period.

It doesn’t automatically mean the council has decided the landlord should lose.

Understanding what the council can and cannot do allows you to focus your efforts where they matter most: building the right legal defence with the right evidence.
