It’s protecting as much as can realistically be protected.

We recently worked with a landlord whose property had eleven rooms under scrutiny during a licensing and compliance review.

Following a detailed assessment against the relevant standards, it became clear that not every room could remain in its original form.

Rather than pursuing unrealistic arguments or expensive litigation, the focus was on achieving the strongest practical outcome.

Eight rooms were retained on the licence.

The remaining three were reconfigured, allowing them to remain part of the licensed accommodation.

That outcome protected a substantial amount of the property’s long-term income and avoided the cost of pursuing arguments that were unlikely to succeed.

Good representation isn’t about fighting every point.

It’s about knowing which points can be won and delivering the best commercial outcome for the landlord.
