While various organisations had flagged up the publication of the new How to Rent Guide, it appears that it will now be delayed. The guide offers a renting checklist that MUST be issued by landlords and letting agents to a new tenant and those who are renewing. The latest version is expected to include revisions to the Code of Practice on the Right to Rent Civil Penalty Scheme and the Smoke and Carbon Monoxide Alarm (Amendment) Regulations 2022. A government spokesperson says that it is important that accurate information is provided to tenants and landlords, and they are still working closely to produce an updated version which also includes the new ‘How to Let’ guide. Among the critics of the delay is letting agent organisation Propertymark who say that agents and landlords need clarity and must have the latest version of the document – not having it, may, for example, impact on issuing a valid section 21 notice. ALL landlords need to read the new guide and have it available for tenants.
